Grounds Maintenance Update

POD Management have confirmed that Channels Estates will continue undertaking grounds maintenance across the development unless or until any further lock-down measures are announced.

This is on the basis that many tasks (such as grass cutting) can be undertaken individually however tasks which involve two or more operatives working together have stopped indefinitely.

Highways Update

We have received notification that Bellway are negotiating with Essex Highways and their contractor to finish off remedial works across Eagle Rise & Aqua Verde (which will include installation of speed limit signs and traffic calming features) plus all remaining items relating to the Radial Distributor Road signals and Bus Gate.

In addition Surface Water Drains still require adoption and once the sewers have been adopted, charges for surface water drainage from Anglian Water will be applicable.

At present Bellway are looking at an 8 week programme to completion with all works being finished on site close to Easter.

RMC Directors Appointed

The RMC Annual General Meeting took place on Thursday 9th January. Five members put themselves forward to become directors and as no objections were raised by any other members present, they were duly appointed. POD Management, acting as Company Secretary, will progress relevant paperwork to complete the appointments and register them with Companies House. The RMC directors are:

RMC Director Appointments

As previously flagged, existing RMC directors will resign at the AGM on Thursday 9th January and new directors will be appointed.

If you wish to stand it is important to understand that as a director of a limited company, you must:

Directors are able to hire other people to manage some of these things day-to-day (for example, POD Management or an accountant) however it is the directors that remain legally responsible for the company’s records, accounts and performance.

To ensure there is sensible and practical governance in relation to the running of the RMC, the following will be proposed at the AGM:

  • To limit the number of directors to either 3 or 5 and to rotate annually;
  • To use dedicated sub committees;
  • To assign each director specific roles;

Each Director is expected to be up to date with their service charge payments and regular attendance at board meetings is mandatory.

Annual General Meeting

The key business will be to receive a Directors Report by the Chairman of the Board, to receive the Company’s last accounts, to note the resignation of current Directors and to appoint new Directors.

Road Cleaning

At our final site walk-around with Bellway in November, there was agreement that POD Management would arrange for all of our roads to be properly sprayed (for weeds) and thoroughly cleaned with a road sweeper. The cost of this will fall to Bellway.

POD have confirmed that the cleaning and spraying process has been booked for Thursday 9th January 2020. All residents are kindly asked to ensure that, where possible, vehicles are parked off of the roads and on driveways for this day so that the road sweeper can access all highway and shared pavement areas of the Bellway development.

Logging Issues

As you will be aware, POD Management commenced delivering their service for us on 1st August 2019. As mobilisation of the service has now been completed, POD will take over formal responsibility for logging, reviewing and resolving estates issues raised by residents.

The Channels Residents Community Group will no longer review submitted issues and any escalation required will be via RMC directors.

To raise concerns or issues please log them using the Estates Issues Form to ensure there is a robust audit trail. The information will be sent directly to POD for review and action. POD can also be contacted via e-mail:

It is also important that every resident (or least one from each property) submits contact details to PODs online system so that the managing agent can easily and efficiently communicate with you. If you have not yet done so, please visit and submit your details. You will need your unique property reference and this would have been included on your Welcome Letter from POD Management.

This website is specifically for Bellway at Channels residents and will provide updates on everything to do with your part of the wider Channels development so that you have assurance and oversight as to how the RMC is managing the Phase 1/2 estate.
